Assignment 2 DA submission


Site Analysis






The site is located on 5 Wyargine Street, Mosman, NSW, in a low density residential area; it’s also next to the coastline. The front of the block is the East façade which is facing Wyargine Street. There are accessible public transportations within walking distance. 



The side has the area of 713 sqm with a 16m wide frontage and contains a double story house and a brick garage located under the site but same level as the street.

Maximum height for any structure is 8.5m
Maximum wall height 7.2m above the existing ground level (DCP pg.27 item, P8B)

FLOOR SPACE
Floor space ratio is 1:50
Total area 713 sqm
Maximum floor space is 335sqm

TOPOGRAPHY
The building should be sited with regard to topographical features minimizing cut and fill and should be sited to preserve existing significant trees, rock formations and other significant vegetation. (DCP pg.30 obj.9)
